This applies whenever the lot is not vacant, which in established Sydney suburbs is nearly always. The economics usually hinge on land value: where one tired house sits on well-located dual-occupancy-capable land, replacing it with two dwellings is often the strongest use of the site.
Redevelopment sites are working construction zones: stay outside the fencing, never let children explore cleared lots, and treat any suspected asbestos-containing material in an old dwelling as a matter for licensed assessors rather than a weekend job.
