Timing

When it's needed

Run this check before purchase where you are buying for a duplex outcome, and before design where you already own the land. Frontage is the classic trap, plenty of Sydney lots carry the area for dual occupancy but miss the width requirement by less than a metre.

Redevelopment sites are working construction zones: stay outside the fencing, never let children explore cleared lots, and treat any suspected asbestos-containing material in an old dwelling as a matter for licensed assessors rather than a weekend job. Report unsecured fencing or open excavations to the site contact straight away.

Dual occupancy construction is residential building work under NSW law: it requires a contractor licence issued by NSW Fair Trading, written contracts in the prescribed form, and home building compensation cover for contracts above the statutory threshold before any deposit changes hands. Verify licences on the official register, and route subdivision, title and contract questions to registered surveyors and qualified legal advisers.
