Will my block qualify for a duplex?
It depends on zoning, minimum lot size, and, most often decisive, minimum lot width measured where the controls require it. Requirements differ between councils and between the DA and code pathways, so the only reliable answer comes from checking your specific address against the instruments that govern it.
Attached or detached, how do we choose?
The block usually chooses for you. Attached pairs suit narrower lots and share a party wall, which saves land but adds acoustic and fire detailing. Detached configurations need more width or a corner, cost more to service, and in exchange offer better privacy and often broader buyer appeal.
Can each side be sold separately?
Only once a subdivision, Torrens or strata: is registered, which is a survey and legal process with its own approvals. The construction must support it: separated utilities, compliant access and a party wall built for division. Deciding the title plan before design keeps that door open.
Which approval route is faster?
On qualifying lots the complying development route through the Low Rise Housing Diversity Code is generally the more predictable timetable, because assessment is against fixed standards. The DA route allows designs the code cannot approve, at the cost of council assessment time that varies by LGA and proposal.
What happens if there is an old house on the block?
It gets dealt with inside the same program: the approval typically covers its removal, utilities are formally terminated through each authority's process, and older structures are assessed for hazardous materials by licensed assessors before clearing. The lot then rolls straight into set-out and construction.
Is a duplex a good investment?
That answer belongs to your accountant and financial adviser, not a website. What can be said generally is structural: one lot producing two rents or two sale products changes the arithmetic of holding land, and the viability rests on purchase price, construction cost and the controls your lot sits under. Get the qualification facts first, they anchor every other number.
Redevelopment sites are working construction zones: stay outside the fencing, never let children explore cleared lots, and treat any suspected asbestos-containing material in an old dwelling as a matter for licensed assessors rather than a weekend job. Report unsecured fencing or open excavations to the site contact straight away.
