Duplex construction
Building a duplex is not simply building a house twice. Shared structure, mirrored services, the party wall's fire and acoustic assemblies, and two sets of authority connections all have to be coordinated so both dwellings certify cleanly at the end, ideally at the same time.

Timing
When it's needed
Construction follows the construction certificate or code approval. Because two households, two sets of buyers or two tenancies wait on completion, program discipline matters more than on a single dwelling, a delay hits twice.
Redevelopment sites are working construction zones: stay outside the fencing, never let children explore cleared lots, and treat any suspected asbestos-containing material in an old dwelling as a matter for licensed assessors rather than a weekend job. Report unsecured fencing or open excavations to the site contact straight away.

Dual occupancy construction is residential building work under NSW law: it requires a contractor licence issued by NSW Fair Trading, written contracts in the prescribed form, and home building compensation cover for contracts above the statutory threshold before any deposit changes hands. Verify licences on the official register, and route subdivision, title and contract questions to registered surveyors and qualified legal advisers.
